BEST EVER PANCAKE SYRUP 
2 c. white sugar
2 c. brown sugar
2 c. light corn syrup
2 c. boiling water

Mix together in heavy 2-quart saucepan. Bring to a boil, stirring to dissolve sugar. Cook about 5 minutes. Remove from heat and let cool 5 minutes. Mixture will be slightly thin. Add flavoring of maple extract or imitation maple. Pour into jars. Mixture will thicken to just the right consistency.
